Vim House feels quietly inevitable, as though it was always meant to be here.

Just a short walk from Bondi Beach, the original 1990s-built home has been carefully reworked to suit the rhythm of someone who understands coastal living instinctively - not just as an aesthetic, but as a way of life.

Owned and designed by Bondi born-and-bred Jack Williams, Director of JW Projects, Vim House is the work of someone with a deeply informed eye. An experienced luxury builder with an impressive portfolio of high-end residential projects, Jack brought both professional rigour and personal instinct to the home from the very beginning. Built for himself to live in and enjoy, Vim House reflects Jack’s intuitive understanding of considered design, the realities of living ocean-side, and the kind of spaces that make daily life feel better. It is not a home that conforms to one clear design label or follows a singular interior trend. Instead, it feels like an extension of Jack himself - with each room, material and object contributing to a story that is entirely his own.

After missing out on three nearby properties, Jack secured the home in mid-2025. Beneath its dated design, the structure offered something increasingly rare for the area - solid double-brick and concrete bones that signalled opportunity.

The existing framework allowed the project to move efficiently through the CDC approval pathway, fast-tracking permissions and enabling construction to begin almost immediately after settlement - a strategic decision grounded in both experience and timing.

But beyond the logistics, the connection was immediate.

“The moment I walked through it, I knew I had to get it. The location and the use of space was something I couldn’t turn my nose up at.”

From the outset, Jack’s checklist of wants and needs was shaped by lived experience - the way he’s always known, and the small but important rituals that come with life near the water. Light, flow, and effortless indoor–outdoor living quickly became guiding principles.

Nowhere is that more evident than in the backyard.

Facing due north-east and flooded with sun from early morning through late afternoon, the outdoor zone has become Jack’s personal slice of paradise - a space designed not just to entertain, but to recalibrate. Set within lush tropical planting, the MY AVENUE marine-grade stainless steel outdoor shower becomes a defining moment - ideal for rinsing off after the beach or sauna - complemented by the pool, sauna, and outdoor kitchen and dining zone. The result is a private retreat and, as Jack describes, his favourite place in the home.

Inside, materiality unfolds with the same level of intention.

From the moment of arrival, travertine establishes a grounded, textural language. It flows across the ground floor - from crazy paving to door hardware and even light fittings - before continuing seamlessly into the outdoor areas. The repetition is subtle but powerful, creating a calm visual rhythm throughout the home.

There is a gentle Mediterranean influence woven through the palette, but it never feels literal. Instead, the home remains neutral and quietly layered - allowing texture, light and proportion to do the work.

In the main bathroom, double rainfall showers from MY AVENUE create a spa-like sanctuary, with the Brushed Nickel finish softly anchoring the home’s minimalist, modern and calm mood.

Surface Gallery worked closely with Jack to refine the tile selections throughout the home, helping achieve a palette that feels cohesive without ever becoming predictable.

Another standout moment comes through the marble selection. Jack chose Austral stone - an Australian marble characterised by soft grey tones and delicate purple veining. With support from Marable, the final selections strike a careful balance between statement and longevity. The cool tones of the marble, together with the exposed stainless steel rangehood, pair seamlessly with the MY AVENUE Brushed Nickel Pull-Out Kitchen Mixer Tap and cabinetry Linear Pull Bars.

While the materials bring warmth and continuity, it is the furnishing and styling that give Vim House its soul.

A lover of art, Jack has filled the home with a considered collection of pieces gathered over the years -  works that feel personal rather than prescribed. Australian artists including Gary Abkin, Jacob Pedrana, Henryk and Cat Yenn sit comfortably alongside international names such as Californian-based Papou and Indonesian artist Rizz, each piece adding another layer of identity to the space.

This sense of personality continues through the furniture selection, where pieces from McMullin, Ellison Studios and Fleur Studios have been carefully chosen and worked in with custom furnishings throughout the home. Together, they create interiors that feel collected, expressive and deeply individual. Nothing feels overly styled for effect; instead, every corner reveals something of Jack’s eye, his experiences, and the way he wanted the home to feel.

That is perhaps what makes Vim House so memorable. It does not rely on one defining style or a formulaic interpretation of coastal design. It feels personal. Lived-in. Intuitive. A home where Jack’s story is reflected not only in the architecture and materials, but in the objects, artwork and atmosphere that shape everyday life within it.

While the finishes and furnishings bring warmth and character, it is the spatial reconfiguration that truly transformed the home.

Working within the existing bones, the original floor plan was carefully opened to create a more fluid, free-flowing environment - one that prioritises natural light, ventilation and open living.

For Jack, natural light plays a big role in creating a healthy mindset at home, so skylights were non-negotiable. Five in total were introduced throughout the house, drawing daylight deep into the interior and softening transitions between spaces. The result is a home that feels consistently luminous yet calm - bright without glare, open without being exposed.

Vim House is confident and luxurious, but never in a loud or showy way. It is a home grounded in smart construction decisions, elevated through considered materials, and softened by the understanding of someone who has spent a lifetime of summers running back and forth to the ocean along these very same streets.
